    Guys and Girls, why do I get the feeling the idea of having Body corporates laying out ALL rules in the miniscule communities housed in the respective set-ups may actually be a cause of concern and perhpas a smoke screen of promoting neo-racism in the country?

    Reason being that I have had experiences that seem to point to the darker skinned inhabitants subject to some of the so called strict rules , where the lighter skinned inhabitants appear to be more tolerant of their counter parts not adhering to the rules and screaming murder when the darker skinned neighbours 'transgress' these rules?

    Why can human conduct not still remain subject to the overall law in the country and only changes made to the actual buildings and surroundings themselves should be subject to body corporate rules?

    These body corps for instance promote the smoking in public which is more of a hazard and are really not tolerant of children (if they are darker skinned it seems)....what is up with these rules?

    When the darker skinned neighbour draft a letter of complaint, a verbal response that is quite skimpy is dished out and dare a lighter skinned neighbour complain about something without even needing to provide proof, comes the very strict letter from these body corporates and even possible eviction, irrespective of whether or not one paid for rentals up to the month end...

    What are your respective experiences forumites?

    In OUR Body Corporate the rules and regulations (all the rules) are decided by a Management Committee, which is elected by and from the owners of the various units. Due to the composition of our society and the ownership of this particular block of units, this committee consists of about 70% "black" and 30% "white"members. All complaints are dealt with in writing only (on both sides - the complainant and the committee). If the issue cannot be resolved, it it put on the agenda of the next monthly committee meeting or, if necessary, at the next AGM or a specially convened extra-ordinary general meeting of all members.

    So, dear juikk, please try not to generalise.

    As to the issue smoking either in one's own unit or inside the environs of the complex I will refrain from comment. I am a smoker, after all.

    And, yes, we also have children in our complex!

    Generalising happens when one experiences the same exact problems at at least three such set-ups(myself) and when deliberating with members of the same colour group had the same exact experiences in 3 different such set-ups, and a fourth neighbour, a fifth neigbour etc expereinces the same in set-ups that have the majority of lighter skinned inhabitants. So Mie1, given that there are onyl so many of these set-ups, yours is indeed an exception from the norm, which is exactly what I outlined above.

    Also keeping in mind that no LAW/RULE OR REGULATION should be above the countries law. I believe it is descrimination when you expect the one child to have a confined living within its own unit but you can tolerate more noise forthcoming from a lighter skinned child.

    I don't have any experience of body corporates, but I think these sort of situations are obviously sensitive and therefor should be dealt with in a calm, rational and fair manner. Where someone feels discriminated against - be it on the basis of race, ethnicity, gender .... - then I think it's down to the quality of the management committee and the rules to resolve the issue(s).
